Selling an Inherited or Estate Home on the Main Line

01—

Confirm Who Has Authority to Sell

Before the home is listed, the family should confirm who has authority to sign documents and make sale decisions, such as an executor, trustee, or surviving owner. If there are any questions about the will, title, heirs, or the authority to sell, consult an estate attorney.

Initial Walkthrough

Once the right decision-maker is identified, our team will be ready to help you determine your next step. We’ll set up a time to walk through the property, provide advice on next steps, go over our marketing plan and listing documentation, and answer any questions you may have.

03—

Coordinate Home Sale Prep

One of the hardest parts of selling an inherited home is deciding what to do with everything inside - we’ll make that decision together. Every home is different, some homes need full clean-outs, donation coordination, and staging prior to photos and others may not need as much attention. We’ll discuss what we think is best and connect you with vendors that can help.

04—

Price the Property

After we’ve seen the property we’ll be able to provide you with comparable properties in the area and give you our professional opinion about the home’s value.

05—

Establish Marketing Timeline

Prepping an inherited property for market takes time, but luckily we are able to leverage premarketing to get the property in front of qualified buyers before the property is ready to go to the open market. This is a great way to make the most out of the time spent on prepping the property.

06—

Coordinate the Sale if You Are Out of the Area

Many heirs and executors do not live near the property. It’s our job to be on-sight so you don’t have to. We’ll be available to check on the property, help supervise vendors, coordinate showings, and once under contact order a deed package so you can sign off on the sale from wherever you may be.
